Smith Lake Farm boasts 2 lake access with 2 docks. One access is for glampers and one access is for the cabin and family and sauna.

22 Min from the Comox Valley Airport
15 min from Courtenay
1.5 hours from Nanaimo Ferry Terminal.
Directions From Courtenay/Comox:
Take the old Island Highway north of Courtenay. Turn right on Williams Beach and Left on Larkin Rd. Drive all the way down to the end of the road and right onto the property.

Check-in is at 4pm. Check-out is at 10am.

Through the main gates, head left around the roundabout as if you were going to leave again. The cabin is located behind our workshop building.
Sauna Rules & Instructions
Accommodation guests, please book your COMPLIMENTARY sauna by booking on our website.
The sauna is complimentary for accommodation Guests.

Apiary Tours
Weather permitting, we run an apiary tour every other day around 10:00am.
We have beekeeping suits available to borrow - please bring close-toed shoes.
We cannot promise tours as it is weather and staff dependent, but most guests are able to visit with the bees during the warmer seasons.

Cleaning Fees for Glamping & the Cabin:
$60 flat fee for booking with Standard Rate
Additional $45 for 1 pet / $60 for 2 pets for pet friendly accommodation.

Child Policy
We are a family FARM! All our tents are family friendly. Our Glamping tents have 2 Secondary flip out trifold single mattresses.

For the safety and comfort of everyone, please follow the rules below:

Children (under the age of 16) are NOT allowed in the sauna.

Children must be attended to at ALL TIMES. Water, animal and other dangers on the property.

Children must wear a life jacket when paddleboarding or using other farm provided boats/floats.
-
Our sites are quiet because it’s so peaceful here – please be aware of your noise level at your site and other guests.
Pet Policy 🐾
We are pet friendly and welcome well-behaved dogs at select accommodations.

🐕 General Pet Guidelines
Pets must be kept on leash at all times while on the property, as we have farm animals and other guests.
Pets may be off leash only at your campsite and in the designated dog run area.
The farm has resident farm dogs that are always off leash. They are friendly and hypoallergenic.

1 large dog OR up to 2 small dogs are permitted.
Tiny Houses
Up to 2 large dogs OR up to 2 small dogs are permitted.

What to Bring
Unless noted above, please plan to bring the following items:

• Chargers for devices (car chargers recommended; charging also available in the Barn Space)

• Lake-friendly sunscreen (reef-safe preferred)
• Bug spray and itch cream (e.g., Afterbite)
• Lifejackets and floating toys (we have some to borrow; 7 SUPs available, but bringing your own is recommended)

• Bikes (great for kids and exploring the trails)
• Towels and washcloths (unless included in your booking)
• Closed-toe shoes and socks (required for apiary (bee farm) tours)

Reminder, Regulations & Rules
REMINDERS:

The Cabin, Wild Rose, Forest &Prospector Site are pet friendly, all other sites are NOT pet friendly. A PET FEE of $45 per unit is charge, please select as an ADD ON when booking.

Glamping Sites do NOT have running water or electricity

We have a little store in half of our woodshed by the Main House. Check it out!

Entry to lakefront is dawn to dusk and SOUND TRAVELS OVER WATER!

Quiet time is 9:30 pm till 7am.

Please bring garbage out of site every day to avoid animals visiting your site. The garbage and recycling center is in the Big Barn by the outdoor shower. WE have bear and racoons

Please close the tent all the way if you are leaving the tent or it looks like it may precipitate - it can rain into them.
Regulations & Policies
1) Disorderly conduct will not be tolerated at any time. We reserve the right to evict persons not behaving appropriately. EG: Disrespect to property, people, wildlife etc.
2) All guests are subject to the rules and regulations of the BC HOTEL KEEPERS Act - including eviction for unruly or undesirable persons on the property.
3) Quiet time is 9:30 PM - 7AM, please be respectful of everyone and enjoy the tranquil surroundings. No amplified music.
4) No parties or outside guests allowed in glamping area without prior permission for host
5) Guest alcohol is permitted at your individual tent, please drink responsibly given you are of age.
6) Food must be kept locked and away at night and while you are away from your site.
7)Garbage and recycling must be collected and put in appropriate bins as bear and other wildlife roam our property
8) Each tent comes with one full propane tank for your kitchen stove, an additional tank may be rented for your fire it.
9) Absolutely no wood fires allowed on the property or beach.
10) Drive with caution at 5km/hr and please respect other guests, wildlife and livestock by going slow. Free Range Kids
11) No pets in Skygazer, White Pine or Laketrail Glamping Sites.
Security Deposit and Reservation Fees

Misuse of amenities (e.g. towels as rugs): $50–$100

Reservations and Occupancy:
Payments are due in full at the time of booking.
Glamping sites standard occupancy is for 4 Adults, 4 Max (Except for our Prospector site which has a maximum occupancy of 3) and families of up 5 (Prospector 3). The cabin is for 2 adults max.
Additional adults will be $25 per night when pre-approved. Please contact us directly for approval prior to booking.
Disclosure
Be aware Smith Lake Farm is a working farm and there are inherent risks, including but not limited to adverse weather, uneven ground, equipment, cliffs, fences, livestock. It is our guest’s responsibility to act in a safe and prudent manner and obey all rules and regulations. Visitors to Farm do so at their own risk and Smith Lake Farm and its owners, lessee’s, contractors or employees are not responsible for any injuries, death, damage or theft to property.
Non-compliance of the rules and regulations listed above will result in eviction. Please see Hotel Keepers Act of British Columbia.
There are no refunds or credit issued for inclement weather, no shows, or violation of rules and regulations.
If you would like a tour of the apiary, barn or property, please let us know. All guests must be accompanied by one of our staff to ensure the safety of our guests, livestock and bees.
Cancellation Policy and Payment Policy
No refunds will be given if you cancel less than 30 days prior to your arrival date. A 50% refund will be provided if we receive your cancellation request within 60 days of your arrival date. A full refund minus a $50 cancelation fee will be provided if we receive your cancellation request in writing more than 60 days prior to your arrival date. Please thoroughly read each listing and reach out to us before booking if you have any questions.
